1. Let’s get you pre-qualified:
The market conditions are really hot right now so we want to be ready with a pre-qualification
letter we can submit with any offers we make on your dream home.
Sellers prefer the offers received with that letter. If you need the name of reputable lenders, I will
be happy to provide you with one I trust and use regularly.
2. Make a “must have” list:
Make a list of all the things you must have in your new home, for example, front porch,
large laundry room, office space, large dining room for family gatherings, open floor plan,
luxury master bathroom,2 car garage, etc. It will help me find the perfect home!!!
3. Let’s go house hunting:
Looking at houses is such an exciting time and I’m excited to help you in this journey. Keep in
mind paint colors can be easily changed and fences can be built. Keep your “must haves” as the
most important things to look for in your next home.
4. You found the perfect home…let’s make an offer:
We will decide what you should offer in order to get it accepted, go over things like whether you
want the seller to pay some of your closing costs, home warranties, how soon you want to close on
the house, if you will be doing a home inspection and what kind of loan you have.
5. Offer Accepted:
Once your offer is accepted, there are a few tasks ahead

ALWAYS GET THE HOME INSPECTED…so there are no surprises once you move in
•
Get a homeowners insurance quote
•
We need to talk to mortgage company about ordering the appraisal
•
Negotiate repairs needed after the home inspection
•
I will submit the signed offer and other documents to a closing attorney of your
choice or I can help you find one if you need me to
•
I’ll meet you at the closing table!!!
6. Closing:
The closing attorney will be able to walk you through all of the numbers prior to closing.
Bring your state issued photo ID and be prepared for about a 1-2 hour closing at your selected
attorney’s office. After the closing, the attorney will need to record your deed.
Once recorded, the keys to the home will be handed over to you and you are free to move in.
7. Utilities/Post Office:
Don’t forget to get utilities turned on in your name on the day of closing. You don’t want to get
ready to move in, have your moving truck loaded and by the time you get to your new house, it’s
too dark to move in because you don’t have electricity (I speak from experience…this actually
happened to us!!!) Also send the post office your change of address form as soon as possible after
closing so you don’t lose any important mail.
